What is a Home Inspection?
A home inspection is a non-invasive examination of the condition of a home, often in connection with the sale of that home. It is carried out by a home inspector who has special equipment and training to carry out such inspections. A home inspection is important because it allows the consumer to make an informed decision about buying or selling a home. A thorough inspection will typically include the roof, basement, crawl space, attic, heating and cooling system, plumbing, electrical, foundation and other aspects of the structure.

- Buyer's Inspection - this is the most common form of a Home Inspection. It allows the buyer to be informed about the potential problem areas of a particular home. We offer residential, commercial, and new construction buyer inspections.
- Seller's Inspection - this is referred to as a pre-sale inspection. It allows sellers to be prepared about what potential problems their home might have prior to their home being sold. It is important to become knowledgeable about your home so you can negotiate the highest possible sales price.
- Warranty Inspection - this type of inspection is important for new homes that are reaching the end of their typical one year builder warranty. Our trained professionals can find problems that might need to be addressed by the builder before the warranty period ends.
- Radon Testing - this environmental hazard inspection involves a 48 hour continuous monitoring test, using state-of-the-art equipment. Radon is a cancer-causing radioactive gas that you cannot see, smell or taste. It is the leading cause of lung cancer among non-smokers.
- Termite Letters - also known as the "Official Georgia Wood Infestation Report", the termite letter is an essential part of any real estate transaction. Whether you are the buyer or the seller, it is strongly recommended to have the home inspected by licensed professionals.
- Winterization Services - this involves preparing a vacant home for winter conditions, such as shutting off the main water supply, opening faucets to eliminate air locks, draining water supply lines, and adding environmentally safe antifreeze among other things.
Inspectors, Inspections & Reports
All of our inspectors are certified and trained at the Georgia Institute of Home Inspectors (GIHI) and become members of the American Society of Home Inspectors (ASHI), the Georgia Real Estate Inspectors Association (GREIA) and International Code Council (ICC). Each inspector is registered with the GA Department of Agriculture therefore authorized to conduct termite and pest inspections. Each inspector has lockbox access and can accept Visa/Mastercard payments on site for added convenience.
Each one of our comprehensive inspections meets or exceeds standards set forth by the American Society of Home Inspectors (ASHI) and the Georgia Association of Home Inspectors (GAHI).

Our computerized report with digital photos is emailed to the customer on the same day as the inspection and is accompanied by an Official Georgia Wood Infestation Report (Termite Letter) at no additional cost. In addition, the report has its own URL link and is stored on a secured server for the client to reference for years to come.
